Traditional Sale

Maximum Exposure, Handled Right

For homes that are ready — or close to it — a traditional sale is still how most sellers get the strongest result: full MLS exposure, competitive interest, and premium marketing upgrades most agents don't offer. Here's what I bring to the table as your agent.

What I Bring to Your Sale

  • Strategic Pricing — a precise Comparative Market Analysis (CMA), calibrated to your neighborhood, not just the zip code.
  • Zillow Showcase — a premium upgrade I include on every listing: top-of-search placement, AI virtual staging, and an interactive SkyTour of the exterior and neighborhood. Per Zillow, Showcase listings average 75% more page views, saves, and shares — and sell for about 2% more — than similar non-Showcase listings.
  • Homes.com Premium Membership — a complimentary upgrade I provide, giving my listings priority placement above non-member agents, a 3D Matterport tour and floor plan, and a real-time analytics dashboard tracking activity on your listing. Within about a week of going live, retargeting ads follow interested buyers across 10,000+ websites, including banner placement on major sites like Weather.com and CNN — exposure most agents don't offer.
  • My Network — Beverly and Co.'s six LA offices, plus active buyer and agent relationships across Southern California.
  • Skilled Negotiation — protecting your bottom line when offers come in, backed by experience negotiating in this market since 2005.
  • Clear Communication — regular updates from prep through close, so you always know where things stand.

This is a marketing plan built around your home specifically — not a template, not a checkbox.

Why Pricing Correctly Matters More Than Anything Else

Pricing isn't guesswork, and it isn't about what you need from the sale it's about what the market will support right now.

Price too high and buyers scroll past. Price too low and you leave opportunity behind. The sweet spot is where qualified buyers feel urgency without second-guessing the value and a proper CMA is what finds it.

Homes priced correctly from day one avoid the worst outcome: a stale listing that sits on the market and eventually has to chase a lower price to attract interest.

Getting Your Home Market-Ready

Before your home hits the market, a few decisions determine everything that comes next where to spend on repairs, whether to stage, and how to present the home to attract serious buyers.

Where it's worth spending:

  • Honest, prioritized repairs — the ones buyers and inspectors will actually flag, not everything at once.
  • Staging — Physical staging tends to make the strongest impression for in-person showings and open houses, especially in a competitive market where buyers have options. Virtual staging is a lower-cost alternative that works well for homes in good condition where the goal is helping buyers see potential in the space and it's included on every listing I bring to Zillow Showcase. Either way, staging helps buyers picture themselves living in the home: NAR's 2025 Profile of Home Staging found 82% of buyers' agents said staging made it easier for buyers to visualize a property as their future home, and nearly half of sellers' agents reported staged homes sold faster — with many seeing up to a 10% increase in the dollar amount offered.
  • Decluttering — donate or sell what isn't coming with you to your next home.

This phase takes time and objectivity. Once it's done, you're ready for strategic marketing.

Is a Traditional Sale Right for You?

When the market works in your favor: move-in ready homes in good condition are well-positioned for a traditional sale, especially for sellers who can wait out the process for the strongest long-term result.

When a traditional sale may not be the right path: I'll always give you an honest assessment. If your home needs significant work, your timeline is too tight for the preparation process, or carrying costs make a longer market exposure too risky, a cash offer or as-is option may serve you better. That conversation costs nothing and comes with no pressure.
