Preparing for a Traditional Sale

Preparing for a Traditional Sale

For homes that are ready — or close to it — a traditional sale is still how most sellers get the strongest result: full MLS exposure, competitive interest, and a marketing push most agents don’t offer.

What I Bring to Your Sale

  • Strategic Pricing — a precise CMA calibrated to your neighborhood, not just the zip code
  • Maximum Exposure — premium placement on Zillow Showcase and Homes.com, reaching millions of active buyers
  • My Network — Beverly & Co.’s six LA offices, plus active buyer and agent relationships across Southern California
  • Skilled Negotiation — twenty years of experience protecting your bottom line when offers come in
  • Clear Communication — regular updates from prep through close, so you always know where things stand

Why Pricing Correctly Matters More Than Anything Else

Pricing isn’t guesswork, and it isn’t about what you need from the sale — it’s about what the market will support right now. Price too high and buyers scroll past. Price too low and you leave money behind. The sweet spot is where qualified buyers feel urgency without suspicion, and that’s exactly what a proper CMA is designed to find.

I’ve watched overpriced homes sit for months and renegotiate from a weakened position. I’ve also seen correctly priced homes generate multiple offers in the first week. The difference is almost always the data behind the initial number.

Honesty note: in a slower market, I won’t promise a bidding war or a guaranteed premium — but correct pricing from day one is still what protects you from the worst outcome, a stale listing that has to chase the market down.

Getting Your Home Market-Ready

You’ve decided to sell. Before it hits the market, there’s work to do — and this work determines everything that comes next. It’s about understanding what your home is actually worth, getting honest feedback on its condition, and making strategic decisions about repairs, staging, and presentation, all aimed at attracting serious, qualified buyers.

Worth spending on: - Honest, prioritized repairs — the ones buyers and inspectors will actually flag, not everything at once - Staging — staged homes can sell for as much as 30% more than unstaged ones; virtual staging is a solid lower-cost option - Decluttering — donating or selling what isn’t coming to the next home

This phase takes time and a level of objectivity that’s genuinely hard for a family in the middle of a transition to bring to their own home — which is exactly where the right guidance helps most.

What Real Marketing Should Look Like

Listing a home and waiting isn’t a marketing plan — and it’s not what you’ll get working with me. My approach combines full MLS exposure with premium placement on Zillow Showcase and Homes.com, professional photography, a complimentary Matterport 3D tour, targeted digital marketing, open houses, and real-time feedback to keep a listing competitive — backed by skilled negotiation and full transaction management through closing.

Is a Traditional Sale Right for You?

Move-in ready homes in good condition are well-positioned for a traditional sale, especially for sellers who can wait out the process for the strongest long-term result.

I’ll always give you an honest assessment. If your home needs significant work, your timeline is too tight for the preparation process, or carrying costs make a longer market exposure too risky, an as-is or cash sale may serve you better. That conversation costs nothing and comes with no pressure.
